In the past, there was a route: if you purchased real estate worth at least €500,000 in Spain, you could obtain a residence permit called the Golden Visa. This gave you the right to live and move freely in Spain, but it did not grant citizenship. Over time, the process looked like this:
After 5 years, you could apply for permanent residency
After roughly 10 years of legal residence, you could apply for citizenship
The key point is that this system is no longer open for new applicants. Today, you cannot simply buy property and apply for a Golden Visa.
At Green Villas Estate, we don’t just sell property. When a client buys a property in Spain, we guide them through the entire process. We explain clearly what’s possible with a residence visa, how the process works, and walk step by step with our clients. With this residence visa, once you live legally in Spain, there is generally a path to citizenship within 10 years. In some cases, this period can be shorter if you adapt to the country, learn the language, embrace the culture, and pass the required exams.
We know Spanish laws, regulations, and procedures inside and out—not from afar, but by living and working here. Plus, our partnerships with trusted lawyers and accounting firms give extra security, making sure every legal and financial aspect is fully covered.
Today, Spain stands out for its climate, healthcare system, quality of life, and balanced, stress-free daily living. Bureaucracy is simpler than in many countries, and life here is more relaxed. As a team that really knows the market, we’re here to guide you to the right area and the right decision, whether you want to invest or start a new life.
